This two-bedroom, two-storey house in East London, completed in 2020, was designed by Macdonald Wright Architects as a low-energy and heavily insulated home on an infill plot in Clapton, Hackney. It was shortlisted in December 2022 for the RIBA House of the Year and demonstrates the architects’ exceptional skills in space planning and attention to detail.
Located between the Grade II listed Edwin Cooper’s Library building and terrace houses, externally, the house effortlessly unifies the two with its distinct use of materials: white brick and lime mortar and Corten steel.
You enter the house into a lobby which incorporates a sliding storage unit that can be cleverly moved to bring bulky furniture in and out. To the left of the hall is a generous open-plan kitchen/dining room. The bespoke fitted kitchen includes A-rated Neff appliances: an induction hob, oven, dishwasher, fridge-freezer and washing machine, plus underfloor heating.
Separated by the beautifully crafted, semi-circular timber staircase (which doubles up as a library) is the living room and a private walled courtyard beyond. The secluded garden benefits from an outdoor shower and outdoor lighting.
A natural pallet of white oiled sustainably sourced Douglas fir and spruce timber, quarry flagstone floor, and handmade wall tile natural lime plaster wall finishes have been used throughout the home, minimising the need for maintenance and reducing the embodied-carbon footprint of the dwelling.
Upstairs are two double bedrooms with built-in wardrobes and a spacious bathroom with a walk-in shower, concealed lighting and underfloor heating.
The house has been celebrated for its extremely low energy performance via ten solar panels at roof level for its electricity production; super-insulated, air-tight walls with triple-glazed windows and roof lights and filtered Mechanical Ventilation Heat Recovery (for Passivhaus air quality). The house runs on electricity from a 100% renewable supplier, with no gas.

The house is located a 15-minute walk from the independent shops, cafes, restaurants and pubs of Stoke Newington. There are several green spaces nearby including Leyton Marshes, Abney Park and Clissold Park.
Clapton station is a few minutes walk with regular Overground services to Liverpool Street. There are several good bus connections nearby offering routes to the city and West End.
