What is it?
An online platform that allows landlords of modernist homes to advertise their properties directly to tenants who have an appreciation for design and architecture. Landlords and tenants will be able to communicate directly. When you enquire about a property, your enquiry will be forwarded directly to the landlord. You can then contact the landlord directly to discuss the property and arrange a viewing.
Can you help me find a place in a particular area?
We do not carry out searches on behalf of tenants, but you can search through the properties we have listed on the website or by subscribing to our mailing list. We will send you a ‘property alert’ by email whenever a new property comes onto the site, as well as a regular newsletter. To receive this, please click on ‘Subscribe’ in the navigation and fill in your details. You can unsubscribe at any time.
I’m interested in a property, what do I?
Enquire about a property and your enquiry will be forwarded directly to the landlord who will contact you directly about viewings.
How do I set up a viewing?
You can set up a viewing with the landlord directly, we do not arrange or carry out viewings on behalf of landlords.
What charges are there?
Modernist Estates does not charge any admin fees to tenants. It is down to the individual landlord to set any fees such as for reference checks and tenancy deposits. For some properties the landlord may charge additional fees to cover other services such as inventories. It is always worth confirming them with the landlord when you enquire about a property.
Tenancy deposits
Legally, your landlord must put your deposit in a government-backed tenancy deposit scheme (TDP) if you rent your home on an assured shorthold tenancy that started after 6 April 2007. Your landlord must return your deposit within 10 days of you both agreeing how much you’ll get back. If you’re in a dispute with your landlord, then your deposit will be protected in the TDP scheme until the issue is sorted out.
